Purpose of valuation request

The purpose of a request for valuation can be broadly categorized into accounting purposes and financing purposes.
In both cases, knowledge and experience in both real estate valuation and personal property valuation are increasingly required.
We can provide one-stop real estate valuation reports and personal property valuation reports, which can greatly reduce labor and costs by supporting the personnel in charge of clients.

We can assess the value of various properties and businesses, and provide valuation reports.
By joining the Valuation Research Group (VRG), an international alliance of valuation firms, in November 2017, we have incorporated the valuation know-how of the U.S. and have been able to respond swiftly to the valuation of factories and other facilities located overseas.

Valuation standards, etc.

We are conducting valuations based on International Valuation Standards (IVS), Uniform Standards of Professional Appraisal Practice (USPAP), and the valuation theories prepared by the American Society of Appraisers (ASA).

IVS (International Valuation Standards)

International Valuation Standards (IVS) are the standards established by the International Valuation Standards Board (IVSB) in the International Valuation Standards Council (IVSC).

IVSC is a not-for-profit private organization comprised of more than 130 members as of January 2020.
From Japan, the Japan Association of Real Estate Appraisers and Japanese Institute of Certified Public Accountants are members.

USPAP (Uniform Standards of Professional Appraisal Practice)

USPAP(Uniform Standards of Professional Appraisal Practice) are the standards established by The Appraisal Foundation(TAF)※.
※The Appraisal Foundation(TAF) is established by the ASA(American Society of Appraisers) and AI(Appraisal Institute) .

It is said that they have enforcement power in accordance with the law, because of the large number of assets required by governments and states to comply with USPAP.

ASA (American Society of Appraisers)

The American Society of Appraisers (ASA) is a not-for-profit Washington-based company founded in 1936.
This is an industry voluntary organization and is the oldest educational and qualification organization in the U.S. appraisal industry.

ASA provides the principles of valuation, describing the valuation method for each type of machinery and equipment.

including perosonal property that functions as an integral part of real estate

This is a research report that was compiled by the Investigative Research Committee of Japan Association of Real Estate Appraisers (Subcommittee for Review of Real Estate for Business Use).

The discussion includes (1) valuation of mortgages by real estate foundations including factory foundations, (2) hotels including personal property, it comprises the valuation of nursing/ healthcare facilities and others, and (3) the valuation of renewable energy power generation facilities using FIT.
